Snowbird Season Wrap-Up: Strong Results

Our Snowbird season finished strong across the beach! We closed out the period with substantial occupancy rates, and our units outperformed similar Gulf-front condos in Gulf Shores and Orange Beach by an average of 34% in rental revenue. A fantastic showing to kick off the year!


Spring Travel Trends: Softer, But Not Surprising

As we move into spring, we’re seeing a slower start compared to the past couple of years. So far, the market is behaving more like 2018 and 2019 rather than the record-breaking pace of the last two springs. While the end of March and beginning of April show promising weeks, other key spring break periods are trailing more recent trends.

Importantly, this isn’t isolated to our area — all of Florida and the broader Gulf Coast are seeing similar patterns. We continue to push hard to capture occupancy and market share from a smaller-than-usual traveler base.

As always, weather plays a big role in last-minute bookings. Sunny, mild weekends could bring a solid pickup. On the other hand, rain or cooler temperatures may mean a slower pace for short-notice reservations.


Looking Ahead to Summer: Optimistic Early Pace

Looking further out, the early booking pace for May, June, and July is encouraging. This momentum reflects our ongoing efforts to drive early reservations and revenue, especially knowing that election years often come with unpredictable travel behavior.

With a slower demand environment in 2023 still fresh in our minds, we’ve made a deliberate effort to get ahead of pacing challenges this year — and it's paying off so far.

All in all, we’re off to a great start in 2024, and we remain confident in the strength of our strategies to help you maximize rental revenue, even in a complex market.
