May 2025 was the strongest May in Brett/Robinson history! The newly rebranded Sand in My Boots Festival brought in a larger turnout than previous Hangout Fests, helping kick off summer with excellent momentum. Memorial Day weekend also performed exceptionally well, marking a strong start to the peak season.
Late May saw strong last-minute demand, a trend we’re continuing to see into early June, consistent with recent years. To capitalize on that demand, we’ve taken proactive steps to open up more inventory:
Removing gap night restrictions earlier than usual
Discounting gap night fees
Targeting guests with pre-arrival and extended stay offers
These tactics are designed to maximize occupancy and fill in booking gaps efficiently — helping you capture more revenue during this critical period.
Fall demand officially begins after the second weekend in August, excluding peak periods like Labor Day and Fall Break in early October. Our fall strategy remains focused on three proven pillars:
Maintaining competitive rates
Promoting the appeal of fall travel — including great weather and lighter crowds
Allowing shorter minimum stays, particularly during midweek, to increase flexibility and occupancy
