The Homeowners Association for each building manages and sells parking passes. In most cases:

• 1 permit is allowed for a 1-bedroom unit
• 2 permits for 2 or 3 bedroom units
• 3 permits for most 4-bedroom condos

On-site parking is not available for RVs, buses, extended vans or boat trailers. Brett/Robinson offers a limited amount of off-site parking on a first come first served basis. Please check with the Service Desk at check-in for availability.

Important buildings with special policies:

• The Lighthouse on the Bay, Phoenix V, Lighthouse, Gulf Shores Surf & Racquet Club, and Seaspray Perdido Key: Collected on-site. Phoenix V only accepts card payments.
• Phoenix I–IV, VI–X, Phoenix West, Phoenix Gulf Towers, Phoenix Gulf Shores, Island Winds East/West, Phoenix on the Bay, Phoenix East/East II, Phoenix Orange Beach, Phoenix Orange Beach II: Register and purchase online via email link from VRPAccess or at service desk. Island Winds East limited to 1 pass per unit during peak periods.
• Plantation West: Buy online here.
• The Oasis: Purchase online. Max 2 permits for 3–4BR units.

• Standard Reservations made within 30 days of arrival must pay in full at the time of booking.
• Standard Reservations made more than 30 days prior to arrival will require a non-refundable payment of $199 at the time of booking. This payment amount is reduced to $125 for reservations that do not include any dates in the following range: March 21 - April 14 and May 21 - August 10. The balance will be automatically collected 30 days prior to arrival. Failure to remit full payment within 48 hours of due date will result in cancellation and forfeiture of balance.
• Monthly (28+ nights) reservations require a deposit of $250 at time of booking. The first month’s rent and all fees are due 60 days before arrival. For multi-month reservations, each additional month’s rent is collected on the first day of the prior month.
• Visa, MasterCard, American Express, Discover, Affirm payments, e-checks, checks or money orders drawn from a U.S. bank are accepted. Payment schedules are subject to change.
• Returned checks or declined e-check payments due to insufficient funds or cancelled transactions will result in an additional fee of $25 per transaction.

Short Term Guest

• If the reservation is cancelled within 30 days of arrival, no refund will be provided.
• If the reservation is cancelled more than 30 days before arrival, you may request a refund of all payments made for rent and fees with the exception of the non-refundable payment made at booking ($199, reduced to $125 for reservations that do not include any dates in the following range: March 21 - April 14 and May 21 - August 10).
• There are no refunds for late arrivals, early departures, or inclement weather.
• Guests who are more than 30 days from arrival, may modify a reservation by incurring a $50 change fee.

Monthly Reservations (28+ Days) (Updated October 3, 2024)

• If the reservation is cancelled within 60 days of arrival, no refund will be provided.
• If the reservation is cancelled more than 60 days before arrival, you may request a refund of payments made for rent and fees with the exception of the non-refundable deposit.
• There are no refunds for late arrivals, early departures, or inclement weather.
• Guests who are more than 60 days from arrival, may modify a reservation by incurring a $50 change fee.

For Short Term Guests at Phoenix All Suites and Phoenix All Suites West Hotels

• If the reservation is cancelled within 7 days of arrival, no refund will be provided.
• There are no refunds for early departures or inclement weather.

Every effort will be made to accommodate special requests for height levels, bedding types and smoking or non-smoking properties when possible. Brett/Robinson could potentially be required to move your rental to a different unit due to owner requests, water damages, construction, or removal of that unit from the Brett/Robinson rental program. Every effort will be made to move you to a like unit in the same property as originally booked, or in one of our many like properties. If there are no like units, you will be given the option to 1) cancel and receive a full refund, 2) receive a refund in difference in rate if a lower rate, or 3) pay the difference in rate if moved to a higher rate.

No condominium, hotel, or beach house will be rented to vacationing students or young singles unless accompanied by a parent. Singles must be 25 years of age or older. Parents are required to check in and occupy the condominium or house with their children for the entire rental period. Failure to comply will result in the ejection of the unaccompanied youth and forfeiture of all payments. Any reservation made under false pretenses will result in the forfeiture of the advance payment, and the party will not be permitted to check in.

Please be advised that neither Brett/Robinson, nor the Homeowners Association, are responsible for any damages or theft that your vehicle may incur while parked on the premise.

Pets are not permitted in any rental unit. A pet, or evidence of a pet, will result in forfeiture of rent and removal of the guests. We will be happy to recommend local kennels. Please ask a reservationist when you call.

Service Animals are allowed at Brett/Robinson Rentals. Service Animals are defined as dogs and, in some circumstances, miniature horses that are individually trained to do work or perform tasks for people with disabilities. Service animals do not include comfort animals or emotional support animals. Comfort animals and emotional support animals are not allowed at Brett/Robinson managed properties. As of September 1, 2019, there is a criminal penalty for those who misrepresent an animal as a service animal or an animal-in-training.

If you will have a Service Animal with you during your stay, we ask that they remain on a leash when outside of the condo and under their handler’s control at all times. The animal will be removed from the premises if it is out of control or it is not housebroken.

Please be aware that Brett/Robinson provides a starter supply of paper products, soap, and similar consumables. Once these initial items are used, guests are responsible for supplying their own for the remainder of the stay.
