No condominium or beach house will be rented to vacationing students or young singles unless accompanied by a parent. Singles must be 25 years of age or older. Parents must check in and occupy the condominium or house with their children during the entire rental period. Failure to do this will result in eviction of the unaccompanied youth and forfeiture of all payments. Any reservation made under false pretenses will result on forfeiture of advance payment and the party will not be permitted to check in.
A reservation processing fee of $70 and the first night’s charges plus taxes is due within seven (7) days of making the reservation. The advance first night’s rental payment is applied to the full rental balance upon check-in. Monthly reservations require the first month’s rent 60 days before arrival. Peak season stays require full payment 7 days prior to arrival. 2020 Peak Season is May 20th - August 8th. Visa, MasterCard, American Express, Discover and checks or money orders drawn from a U.S. bank are accepted. Payment schedules are subject to change.
Confirmation of your reservation will be e-mailed or mailed upon receipt of the reservation advance payment. Please read the confirmation for accuracy of dates and accommodations. Any errors must be directed to the reservations department within seven days of mailing.
A $70 service fee is assessed for all cancellations. However, if you cancel less than seven (7) days prior to arrival, your advance payment will be forfeited. If you cancel your monthly reservation less than 60 days prior to arrival, your advance payment will be forfeited. Peak Season exceptions: (a) When booking more than 30 days prior to arrival and canceling within 30 days of arrival, you will forfeit full deposit. (b) Guests booking within 30 days prior of arrival will forfeit full payment upon cancellation during Peak Season (May 13th- August 8th). There are no refunds for early departures.
A departure cleaning/linen fee is charged once to each reservation. Pricing variations may apply for additional baths, bedrooms or larger homes and condominiums.
Monthly rentals are available September through March. Not all rental properties accept monthly rentals. Early bookings are encouraged. A $250 cash, check, money order or credit card deposit is required to secure your reservation.
House parties are not allowed! Occupancy is strictly limited to the sleeping capacity of the condo or beach house. Maximum sleeping capacity is noted on your reservation. Management reserves the right to enter the rental property anytime to investigate disturbances, check occupancy and/or check for damages.

All parking is limited and at some locations more restricted than others. Parking is limited to paying guests only. One permit is provided for a 1 bedroom unit. Two permits are provided for a 2 bedroom or 3 bedroom property. Three parking permits are provided for our 4 bedroom condos. Parking permits must be displayed at all times. You are subject to the parking regulations as set by the property owners. Parking charges are determined by the Condo Association and will vary. These fees are included in your grand total charges unless noted below and are subject to change. If you are bringing an RV, bus, extend a van or boat trailer, you are required to call ahead for arrangements.
Island Winds East Units: Onsite parking is limited to one (1) parking pass per unit, regardless of size during Spring Break, mid May through mid August, Labor Day, and Shrimp Festival event. Subject to change.
Phoenix on the Bay II and Gulf Shores Surf & Racquet Club: All parking fees will be collected on-site upon arrival by a representative of the property owners' association. Subject to change.
Phoenix East, Phoenix East II, Phoenix I, Phoenix II, Phoenix West II and Phoenix VI are smoke-free accommodations - except for designated outdoor smoking areas. Guests can request location information upon check-in. The non-smoking policies, which include e-cigarettes, apply to all common areas (i.e. pool decks, stairwells, etc.), inside condominium units and on balconies. For information about smoking policies at other buildings, please check with the front desk. If a smoking violation occurs in a non-smoking unit, the guest will be charged a $250 non-refundable cleaning fee.
Every property maintains a differing smoking policy. Be sure when you arrive to check your building’s requirements for smoking on-site and follow any regulations.
ALL guests and owners at the following buildings are required to wear wristbands while on the property.
Phoenix Gulf Shores: Required all year.
Phoenix West: Required Spring Break to Labor Day, and Fall Break season. (Subject to change.)
Phoenix West II: Required all year.
Phoenix X: Required all year.
Phoenix IX: Required during Mullet Toss and Fourth of July. (Subject to change.)
Phoenix V: Required Spring Break to Labor Day, and Fall Break season. (Subject to change.)

The number of wristbands given out are based on the sleep capacity of individual units. The first wristbands are issued at no charge, a fee may be charged for replacement wristbands and if the original is broken, it must be returned to be replaced at no charge.
Each guest will be financially responsible for damage done to the property beyond normal wear and tear.
Some properties accept weekly reservations only during certain times of the year. All properties can be rented on a nightly basis except during certain festival or event times. Please refer to our Hot Deals for the best value for your stay.
A basic supply of linen is provided in each property. Bed linen and bath towels are not changed during your stay. The start-up set of bath soap, toilet tissue and trash bags are not replenished.
If a property is for sale, the owner reserves the right to have his property shown to prospective buyers. Every effort will be made to schedule the showing at a convenient time.
All vacation properties are individually owned and are decorated to suit the owner. Decor, style, and color will vary. Furnishings are subject to change without notice. Please do not transfer furnishings of any kind from one property to another. Loss of these items as well as damage to the unit or furnishings in excess of normal wear will be charged to you, the renter. If you require special appliances or equipment, please bring them with you.
Most condominiums offer sofa sleepers. We recommend they be used only by children.
Every effort will be made to accommodate special requests for height levels, bedding types and smoking or non-smoking properties. At times, it will not be possible to satisfy these requests. Brett/Robinson Vacation Rentals reserves the right to move guests to like units.
Please report any malfunctioning equipment or damage as soon as possible to your check-in location. Every effort will be made to correct the situation as soon as possible. Repairmen may enter the premises during business hours for purposes connected with repair, care, or maintenance of the rental property.

Effective Jan. 1, 2016, the cities of Gulf Shores and Orange Beach require the daily removal of all personal items from the beach —such as canopies, tents, chairs and umbrellas — to ensure the safety and cleanliness of our beaches and the protection of wildlife and natural habitats. According to ordinances in each city, any personal property left on the beach one hour after sunset will be removed and disposed of overnight. Fire department regulations prohibit the use of a grill on all decks, porches and balconies. Most rental properties have approved grills available for use at ground level.
Fireworks are prohibited at all rental properties! The use of fireworks on buildings, grounds or the beach is against city ordinances and the fire code. Use of fireworks will be reported to local authorities. Parents are responsible for supervising their children. Please leave your fireworks at home.
Each property has a telephone for your convenience. Long distance calls must be made collect, or charged to your credit card or personal home phone.
Cribs and high chairs may be rented through local furniture rental companies.
Refunds will not be made due to inclement weather. If evacuation is mandated by civil authorities, you will be given a refund for the unused portion of your rental period.
Brett/Robinson serves as the agent and representative of all owners of condominium units and houses on its rental program, and is acting always, in and for the best interest of the owners.
Pets are not permitted in any rental unit. A pet, or evidence of a pet, will result in forfeiture of rent and removal of the guests. We will be happy to recommend local kennels. Please ask a reservationist when you call.
Service Animals are allowed at Brett/Robinson Rentals. Service Animals are defined as dogs and, in some circumstances, miniature horses that are individually trained to do work or perform tasks for people with disabilities. Service animals do not include comfort animals or emotional support animals. Comfort animals and emotional support animals are not allowed at Brett/Robinson managed properties. As of September 1, 2019, there is a criminal penalty for those who misrepresent an animal as a service animal or an animal-in-training.
If you will have a Service Animal with you during your stay, we ask that they remain on a leash when outside of the condo and under their handler’s control at all times. The animal will be removed from the premises if it is out of control or it is not housebroken.

Accommodations and amenities are provided for your enjoyment. By using these facilities, you assume responsibility and liability for your actions. Neither the property owner, the management company, nor the owner's association assume any liability for accidents or injuries.
Although we are not responsible for personal items missing or left behind, we will attempt to locate and return them to you. Any unclaimed items will be donated to charity or discarded.
Departure from the premises is required by or before the specified checkout time. Please make sure the kitchen is left clean with all dishes, pots, and pans washed and put back in the appropriate cabinets and trash is removed from your property. Trash chutes and/or trash receptacles are provided for your convenience at all our properties. At beach houses, you are responsible for removal of any litter on the grounds around the property.
Please set the thermostat temperature at 75 degrees F for summer and 65 degrees F for winter.
Our housekeepers will strip and remake the beds, replace linens, vacuum, dust, clean the bathrooms, and mop the kitchen floor. If additional cleaning is required, you will be charged.
Keys must be returned to your check-in location! Do not leave keys at the property! Unreturned or lost keys will result in the lock being changed at a cost to you of not less than $50.00.
